345 North Morgan

a lush rooftop retreat blending greenery with boutique office design for a serene escape in Fulton Market.

345 N Morgan is a 200,000 SF office building located in one of Fulton Market's most vibrant and evolving blocks. The landscape design plays a crucial role in creating a boutique ambiance that complements the contemporary office environment.

At the streetscape level, Bald Cypress trees are artfully arranged within concrete planters, providing a rhythmic and boutique feel that mirrors the building’s upscale character. These trees form a visual buffer while enhancing the pedestrian experience along the bustling streetscape.

The Level 11 rooftop is an immersive outdoor amenity space, divided into a welcoming lounge area and a more serene private deck. The lush landscape defines the space, with Wisteria vines climbing up the back screen wall and pergola posts, enveloping the area in greenery. A variety of seating options encourage social interaction in the lounge, while ornamental trees in planters provide visual interest and create intimate resting areas within the more linear, passive zones.

Plant materials are thoughtfully selected to offer four-season appeal, featuring native species that ensure ecological sensitivity. The design provides year-round visual interest while fostering a connection to nature, even within this urban office setting.

The Level 12 non-occupiable green roof adds an additional layer of sustainable design, contributing to energy efficiency and stormwater management.
